Hethertons Solicitors support a local nursery with expansion

Hethertons Solicitors show support for the local community by supporting a £700,000 redevelopment project of Jigsaws Childcare Nursery.

The childcare nursery in Church Fenton was in dire need of refurbishment after it struggled to meet demands for growing childcare places.

The expansion has increased the capacity of the nursery from 51 children to nearly 80.

What is Jigsaws Childcare Nursery?

Jigsaws Childcare Nursery is a nursery committed to nurturing, inspiring, challenging and enthusing children when they take their first steps into the world.

Aiming to provide support for the whole community, they offer full-day nursery care, before and after school clubs and have provisions to support children with special educational needs.

They have nurtured hundreds of young minds throughout their nearly 20 years in business.

They aim to mix traditional classroom learning with outdoor learning. So, children can learn to love the outdoors as much as they love learning.

Since their opening in 2007, support for the nursery has grown across the whole community. So much so that they were in need of an expansion of their facilities.

What is the expansion?

The original prefabricated portable building, which served the nursery since its inception but was no longer fit for purpose, was removed to make way for the state-of-the-art two-storey energy-efficient structure.

Working in collaboration with architects and building manufacturers, the building was expanded.

The new facility was built off-site, with 14 separate pods being craned into position during early August.

What role has Hethertons played?

The move was facilitated by us! We registered an existing 21-year lease agreement with deeds with HM Land Registry, giving Jigsaws Childcare Nursery official legal status.

The new lease agreement replaces an existing lease agreement completed in 2022, it has provided the nursery with greater certainty as they embark on this development phase.

In addition, Hethertons completed the licence for works required to facilitate construction of the new building and advised Jigsaws on its agreement with Phoenix Building Systems, reviewing the terms and conditions to help ensure the arrangements were commercially appropriate and protected the nursery’s interests.

“The supportive and helpful team at Hethertons made the complex process straightforward and seamless. They recognised that the pre-existing standard agreement that we had in place didn’t fit our needs. They guided us through the process, working closely with North Yorkshire County Council to come up with an appropriate solution.”

The legal work was led by Neal MacDonald, Assistant Property Solicitor, alongside Jessica Roberts, Head of Corporate. Their involvement has ensured that the nursery now benefits from a robust legal framework to support its long-term growth.
